Drawing on our expertise in conveyancing matters, we adopt a very proactive approach to managing interaction with all the other parties involved in your transaction. Overall timescales for individual matters can depend on the response times and actions of other parties and can be longer than those indicated for some transactions.

Selling a property: key stages
  • Undertake all mandatory compliance and regulatory checks promptly so the transaction can get underway
  • Obtain all required documentation, including any official property register and planning information, and incorporate it into a contract pack to send to the buyer
  • Leasehold only: obtain and review the seller’s information pack from the landlord or management company and send it on to the buyer
  • Reply to any enquiries made by the buyer’s solicitor and, where applicable, obtain a statement from your mortgage lender ready for redemption of your mortgage on completion
  • Agree the deposit to be paid by the buyer ready for exchange of contracts
  • Leasehold only: agree apportionment of ground rent and service charges between you and the buyer
  • Liaise with you and your estate agent throughout to identify and deal with any potential issues
  • Proceed to exchange of contracts and confirm the completion date with you and your buyer, with all documentation ready for completion
  • Oversee completion and, using the sale proceeds, settle any outstanding mortgage and pay estate agents’ fees in accordance with your contract with them
Buying a property: key stages
  • Undertake all mandatory compliance and regulatory checks promptly so the transaction can get underway
  • Review the contract pack sent by the seller’s solicitor, check the official property register and amend or approve the contract of sale
  • Advise on, and agree with you, the enquiries to be raised with the seller’s solicitors, and order relevant property, planning and environmental searches
  • Leasehold only: request and review the seller’s leasehold information pack, the lease details, legal rights and obligations and the time to lease expiry, including whether it meets your mortgage lender’s requirements
  • Where relevant, receive and review any formal mortgage offer made by your lender
  • Report to you and, where relevant, your lender on the legal status of the property, the search results and the answers to enquiries
  • Leasehold only: agree apportionment of ground rent and service charges between you and the seller
  • Liaise with you and the seller’s estate agent throughout to identify and deal with any potential issues
  • Proceed to exchange of contracts and agree a completion date, request release of your mortgage funds where applicable and ensure all funds are in place
  • Oversee completion, submit the land tax return to the tax authorities, ensuring any tax due is paid, indemnity policies are in place and the transaction is registered with HM Land Registry
  • Leasehold only: serve the freeholder with any necessary notices of transfer of ownership
  • Once registration has taken place, provide you and your lender with a copy of the updated Register of Title
Remortgage or mortgage without a purchase: key stages
  • Undertake all mandatory compliance and regulatory checks promptly so the transaction can get underway
  • Obtain and review the official property register, information about previous works to the property and the buildings insurance schedule and policy
  • Obtain a redemption statement from your current lender, order relevant property, planning and environmental searches and review the new mortgage offer
  • Report to you and your new lender on the legal status of the property and the search results
  • Prepare all documentation ready for completion, including final pre-completion searches with HM Land Registry
  • Oversee completion of the remortgage, redeeming any existing mortgage and registering the new mortgage with HM Land Registry
