Fee structure

Clear fees, agreed up front.

Where possible we agree a fixed fee for your matter before we start. Our published conveyancing and probate fees are set out below.

Conveyancing fees

In most transactions we are able to agree a fee at the outset. Please feel free to contact us for a written costs quotation.

All fees are quoted net of VAT, which is added at the current rate of 20%, plus disbursements. The sale or purchase of a leasehold property may incur additional charges, and there will be additional disbursements such as notice fees and/or management or service charge fees.

We do not charge any extra fees for dealing with a mortgage lender, nor for dealing with your Stamp Duty or Land Transaction Tax return.

Important notes

The prices above include all work required to buy or sell your property, provided no unforeseen problems arise, for example a deed of easement is not required, or the title is not defective so that no application to the Land Registry is needed to rectify or create a title. If such problems arise, you will be advised of the likely additional costs beforehand.

If a declaration of trust is required to set out shares in the property you are buying with a co-purchaser, an additional fee is payable for preparing the trust deed. You will be advised of the cost beforehand.

Probate and administration of estates

We can help you through this difficult process by obtaining the grant of probate or grant of administration. In most cases we act on a fixed fee depending on the complexity and value of the estate. In all cases we provide an initial consultation free of charge. If the estate does not require probate, we can advise you straight away.

Our fees fall into four sections depending on the complexity and size of the estate:

Probate application

Where the estate does not exceed the inheritance tax threshold and you simply want us to obtain the grant: fixed fee of £750 plus £150 VAT, plus the court application fee of £273.00 (additional copies of the grant £1.50 each).

Inheritance tax account

Where the estate exceeds the threshold and additional returns are required: fixed fee of £500 plus VAT of £100.

Administration and higher value estates

Covering encashment of assets, payment of liabilities and tax, and distribution to beneficiaries: typically between £1,250 and £5,000 plus VAT. For estates over £500,000, a higher value fee of 1% of the excess over £500,000.

Professional executor fee

Where the firm is appointed as executor in the will: an additional value-based fee of 0.5% of the value of the entire estate.

If there is a will, the application is made by the named executors for a grant of probate. If there is no will, it is made by the administrators for a grant of administration. The inheritance tax threshold was stated as £325,000 for an individual or £650,000 for the survivor of a marriage or civil partnership. Residential property relief may apply if residential property is inherited by children.
